Nobody budgets for the week it goes below twenty

Heating, cooling and ventilation for Clark County buildings — and the freeze that empties a warehouse for three days costs more than the maintenance that would have prevented it.

The cold snap

Clark County does not freeze often. That is the problem

A building in Minnesota is built and maintained for hard frost. A building here gets one bad week every few years, and everything that would have mattered during it — a freeze stat, a unit heater nobody started, a pipe run through an unheated void — has had years to quietly stop working.

The check below is what we walk round asking before November. Tick what is already true of your building and it tells you what is left.

What we do

Six things, on a schedule

  • Planned maintenanceCoils, filters, drains, belts, electrical checks, safeties and controls — against each unit, with what changed since last time.
  • Service and repairDiagnosed with instruments, priced in writing, on buildings we hold a record for.
  • Unit heaters and warehousesThe equipment in the parts of a building nobody visits until it is cold.
  • Ventilation and extractOutdoor air, make-up air, and the pressure problems that follow a change of use.
  • Freeze protectionFreeze stats, damper end switches, trace heating checks and the drain-down points that matter.
  • Replacement planningWhich unit is next, what changing it involves, and which budget year it belongs in.
Who we look after

Two sides of the same van

  • Buildings

Commercial work is most of what we do, from single-tenant units up to managed portfolios.

    • Warehouses, workshops and light industrial units along the river
    • Offices, professional suites and clinics
    • Retail and trade counters with doors open to the weather
    • Schools, churches and community buildings
    • Managed portfolios where somebody needs one record per site
  • Homes

Not a sideline. Houses in Vancouver, Camas and Battle Ground get the same instruments and the same written price.

    • Gas furnace service, repair and replacement
    • Heat pumps, including the backup heat settings that drive bills
    • Ductless heads for rooms the ducts never reached
    • Duct sealing and airflow measurement in crawlspaces
    • Ventilation for tighter, newer houses
Questions

Before you call

Why does a mild climate need freeze protection?

Because the equipment that protects a building is only tested by weather that arrives once every few years. In between, a freeze stat can fail, a damper can stick and trace heating can be switched off at a panel, and nothing will reveal it until the week it matters.

When should the cold-snap walk-round happen?

October. Early enough that anything found can be fixed calmly, late enough that it is still true in December.

Do you work on houses as well?

Yes, and not as a sideline. Furnaces, heat pumps, ductless heads, duct work and ventilation, with the same instruments and written prices.

Do you touch the sprinkler system?

No. Fire protection is a separate trade with its own rules. We will tell you what we saw in the riser room and leave it to whoever maintains it.

What does planned maintenance include?

Coils, filters, drains, belts, electrical checks, safeties and control settings, written up against each unit with what changed since the last visit.

Which areas do you cover?

Vancouver, Camas, Washougal, Battle Ground, Ridgefield, Salmon Creek and Hazel Dell.
